Homeowners out thousands despite warranty

Following is a sad article from home owners in BC who are in a dire state, trying to get some results from their home warranty on their new house. The home warranty does offer protection, but not a “general blanket” that covers everything. A home owner needs to clearly understand the scope and scale of warranty coverage and choose the most successful builder that has been around, and will be around for generations.

Often the ease of fixing warranty problems is directly tied to the builder’s reputation and their interest in maintaining and growing a strong reputation. When you meet with potential builders for your home, ask them for examples of home warranty issues that have arisen from their builds. Ask them what they have done to solve these problems.... if they tell you that they have never had any issues, they are brand new or they are not telling the truth!

A house is a commodity, building a house is equally as much a service as a product and as with every service, you often get what you pay for. A great builder is like a great REALTOR, problems & issues do occur in the course of business. But they should allow for opportunities for the service provider to differentiate themselves and build a great reputation. Find a builder that you trust, that has the skills and assist them by staying on top of the building process with them and hold them accountable. What is my Interest Cost to wait on Buying a Home?

 

“The following is a great article that sheds some light on what the associated cost is of waiting to purchase a home if you think home prices will go down over the next while, versus the risk of being incorrect (or correct on a fractional degree) and interest rates going up. This is a question that I often receive from my clients, and for every client it is a very personal answer based on their risk profile/tolerance, their predictions of the housing market and their view on the pace that interest rates will increase. If you are like many potential home buyers today, you are wondering whether home prices are going to decrease, by how much and when.  You are also wondering whether instead, to buy now to take advantage of ultra-low mortgage rates.

 

Your choices lead to the consideration of weighing the benefits of low mortgage rates now versus waiting for possible decreases in home prices.  In other words, will a low mortgage rate now benefit you more than a potential decrease in home prices – and how much would home prices need to decrease to offset you paying potentially higher mortgage rates.  Not easy to predict, and not an easy decision, but I’ll try to help with some calculations.

 

First, to help you understand the increased interest costs when mortgage rates increase, here is a comparison between three mortgages of $350,000, assuming a 5 year fixed term, 35 year amortization and rate increases of one half percent for each calculation.

The bottom line here is that you will pay $17,101.39 more interest during the first 5 years of your mortgage alone if the mortgage rate is increased by one percent.  Your overall payment per month is also $209.12 more.

 

This leads to a second calculation/consideration to help you decide whether to wait – and that is your purchasing power, which is based directly on the size of the mortgage that you qualify for.  When mortgage rates increase, you qualify for a lower mortgage amount and thus a lower purchase price.  To what extent could you be affected? 

 

Let’s assume that you meet with a mortgage specialist today and after all of your financial information is considered, you qualify for a mortgage of $350,000. (As above, you have chosen a 5 year term at 3.75% and a 35 year amortization.)  Now consider you decide to wait to buy and interest rates increase by a total of one percent to 4.75%.  The outcome is that you would now qualify for approximately $43,000 less mortgage, or $307,000.   Therefore, the purchase price of a home you qualify for is reduced accordingly.  Most importantly though, you would need to rely on an equivalent (or better) percentage decrease in the purchase price of the home to offset the interest rate increases.  And don’t forget that you might be paying rent while waiting, further compounding the home price reduction factor….

 

A compelling reason to take advantage of today’s low mortgage rates is to understand the effects of increased mortgage rates on your purchasing power.  A sure thing right now is that mortgage rates are (again) close to all time lows.  An unknown factor is where house prices are headed.  To help you decide, seek the advice of your mortgage specialist and realtor.

Woodstove Maintenance -Creosote Formation

What Causes Creosote? Wood is made up of solids (cellular structure) and high moisture content, with the latter under the best of conditions rarely falling below 11 to 17%. Combine this with the fact that as a tree grows it leaches all types of nutrients and minerals from the surrounding soil creating a mixture of solids. As this mixture burns, moisture and minerals are released in a gaseous form.

This would be OK if the smoke simply went up and out the chimney, but it doesn’t. Smoke is hot, and as it flows upward, it must pass through considerably cooler chimney walls, which causes condensation. It is this temperature difference that is responsible for some of the smoke to condense (stick to) the chimney wall. Picture a glass of ice tea on a hot summer’s day, the surface of the glass is cooler (chimney wall) than the air around it (smoke), causing little beads of moisture (creosote) to appear.

Cleaning Requirements

o    Both the chimney and chimney connector should be inspected for creosote deposits at least twice monthly and build up removed as necessary. Only dry seasoned natural wood is approved as fuel. Using green or inadequately seasoned wood may increase creosote build-up.

o    Burning a stove on low for long periods may cause incomplete combustion, creating vapours which may condense in a relatively cool chimney, forming creosote. Creosote deposits tend to form in long runs of venting where gases cool prior to exhausting. Although reduction of creosote is one of the primary advantages of a high tech and catalytic stoves, some creosote-forming compounds will escape unburned during normal use.

o    To inhibit the build up of creosote, adjust the air intake control to a medium-high or high setting for no more than 10 minutes a day. Do not attempt to burn out heavy creosote accumulations in this manner. This must be removed from the chimney by scraping or brushing to reduce the risk of a chimney fire.

NOTE: Single wall pipe cools rapidly, therefore installations using this type of connector are more susceptible to creosote deposits.
