Recently I was working with a buyer and the seller filled this area incorrectly, needless to say we had to extend the closing by more than three weeks for all everything to get straightened out.... a big challenge that you want to avoid.

When you sell or buy a property, make sure that this section is filled in properly... or else it can be a difficult contract closing.
To check the box or not to check the box, that is the question. Well, it may not be one you hear all the time, but when selling a property in British Columbia it is of a surprising amount of importance. The box I am referring to is the residency box a seller is required to address at the upper left hand corner of a contract of purchase and sale.

Bank of Canada head urges caution on housing market

TORONTO

(Reuters) - Parts of the Canadian housing market, especially condominiums in some major cities, have seen prices jump to levels that warrant caution, the head of the country's central bank said in an interview broadcast on Saturday.

"There are issues, particularly in some parts of the country in the condo market, without question, where activity has been particularly strong, has reached back to levels of the late 1980s," Bank of Canada Governor Mark Carney told CBC Radio when asked if Canada was experiencing a housing bubble.

"And in some of our major cities, without question, valuations are extremely firm, to put it one way. And so some caution is warranted in that environment." Carney did not mention specific regions or cities.

He noted that regulators had toughened underwriting standards for home equity loans and the federal government had tightened mortgage rules three times to cool the housing market. The central bank has previously suggested hiking interest rates to cool housing would be a last line of defense.

Recent data showed Canadian home prices fell in March from year-ago levels, but that prices in Toronto, which has seen a condominium construction boom, jumped 10.5 percent. Some analysts also are concerned about Vancouver's housing market and condo sector. While overall prices there have cooled from a year ago, it remains Canada's most expensive property market.

Unlike the United States, Canada has experienced a post-financial crisis housing market rally triggered by record low borrowing costs.

Carney spoke after the Bank of Canada surprised markets last week by explicitly warning it may need to start raising interest rates given reduced slack in the economy.

The central bank chief reiterated in the interview that the economy was almost back to full capacity.

"It's in that environment that given the fact that rates are exceptionally low, there's considerable monetary policy stimulus, that we have signaled that if this continues, in light of this situation, some modest withdrawal of that considerable monetary stimulus may become appropriate," he said.

"But obviously that's a decision we weigh carefully against how things evolve here in Canada, and importantly how things evolve globally because there are big global risks."

How to decide if you should replace your windows

One of the most prominent features of any home is the windows. When they

are well maintained they have a positive impact on the impression people

(such as potential buyers) will have of your property. The opposite occurs,

of course, when your windows look old and worn.

So does that mean you should replace your windows?

That depends on a number of factors. Window replacement can be an

expensive renovation. Here are a few things to consider before making your

decision.

Do your windows get frost or condensation build-up on the interior

side? This could be a sign that the windows are not keeping out the

cold as well as they should.

Do you see water infiltration or mildew on the interior sides of any of

the window sills? This means that moisture is creeping in from the

outside, and you need to get those windows repaired or replaced as

soon as possible.

If your windows are double-paned – (two panes of glass) – check for

any signs of moisture in between the glass panes. Moisture indicates

that the thermal seal is broken and at a minimum, the glass will need

to be replaced.

Take a look at your windows from the outside. Is the trim rotted or

cracked anywhere? Are there dark spots or any signs of rotting on

the wood frames? Repairs or replacement may be required.

Check the operation of your windows. Do they open and close

easily? This is important because some windows, such as those in

bedrooms, are often designed to be big enough to use as an exit in

case of a fire.

Finally, are you happy with how your windows look? Do you feel that

your property will look significantly better with new windows?

Although they are expensive, replacing windows has a lot of advantages.

Depending on the efficiency of your current windows, replacing them could

cut your energy costs by 10-20%. In addition, new windows block out more

exterior noise, making your home quieter.

A How To Moment: Installing Pot lights In a Condominium:

Installing Pot lights In a Condominium:

You have just bought your dream Condominium but one of the problems is typically lighting or usually lack the of. The urge to upgrade the kitchen is over whelming but now lighting has suddenly become the issue.

What to do, and how to solve the issue.

Firstly check with your strata and confirm if they will allow the up grade. Typically an electrical permit will be required and lighting is usually required to be installed by a licensed Electrician (as per strata requirements).

When condominiums are originally built each unit must be totally separated by a fire wall. This is achieved by installing 5/8 inch fire rated drywall on the ceilings and the adjoining walls to other units. By   installing pot lights in the ceiling, you have now broken the continuous fire barrier.

How to overcome this situation:

The way to maintain the continuous fire barrier is to install and construct a separate 5 sided fire box within the ceiling joists. The box must be made from 5/8 inch fire rated drywall, total sealed with either drywall compound at the corners or fire rated caulk and flush with the bottom edge of the ceiling /floor joists.

Then install an “IC” “ (Insulated Can) pot light housing. All electrical wires that that enter the box must also be sealed with fire rated caulk. Then simply install the 5/8 inch ceiling drywall over the pot lights housing/firebox, cutting out the holes for the light section.

Now you have a continuous fire separation.

This is typically what is required by building inspectors to fully conform to local code requirements.

This type of installation is usually only required when the drywall is installed directly onto the ceiling/floor joists.

Some condo’s will have a dropped ceiling in the kitchen ,usually in a bathroom. When this type of ceiling exists, usually there is an additional layer of drywall above the dropped ceiling and attached to the above floor joists.

A sealed firebox is not required as the ceiling above provides the fire barrier.
